Make your Listings Pop

Let’s assume that now that you’ve launched some digital marketing campaigns, and have reached out to your friends and family circle, you now have some leads, and some clients ready to go. First things first - you’ve got homes to list and sell fast for top dollar! 

That means your listings need to look amazing. High quality photos, videos, and virtual tours will make your listing pop. Extras like video walkthroughs, drone photos, 360 photos and a virtual “dollhouse” Matterport of your listings to visualize the layout from all perspectives will all help set your listings up for success. 

Listing Photography Tips 

Hire a real estate photographer! You’re an agent. Leave the photography to a go-to professional you trust with experience in real estate photography. They’ll get all the best angles and get the best lighting to make your listings sparkle. Pricing typically starts around $100. 

Work with the photographer to prep the home for photographs. Clean, pick up, make sure the staging is all set up properly. Organize and minimize clutter. Staging is the most important to good looking listing photos. 

Use as much natural light as possible. It can create a calm vibe for your home and make it look comforting in photos! 

Editing is a must. Ask your photographer about this to see if there’s an extra cost. Make sure you keep your photos real. Keep it real. Make sure you show all of the home, even if there are less flattering parts of a home. It will prevent pissed o buyers that felt misled. 

Post the 20 best photos. Make sure to include all the bedrooms, living room, kitchen, front and backyard, garage, even a view from the street. 

Virtual Tours 

Also, include a virtual or 3D tour – offers an immersive perspective. Good for buyers who can’t tour in person. Millennials vibe with this because they can view the virtual tour on a tablet and get a good impression of the home. More on this later in our video marketing section.

Drone Photography 

Want to have your listings POP by offering a new perspective, literally? Why not try drone photography? Drones can offer a unique perspective, like showing the close proximity to parks, pools, or local hangouts. You can also see the property from angles like never before like showing how sunlight comes into the property from above. 

Consider purchasing an HD drone of your own or hire a local drone photographer to do the job. HD drones can take both photos and videos offering a super cool perspective on your home from above and the community around it! You can buy a drone or rent one using a drone service such as HouseLens, Drone Base, or Sold by Air. Drones can also shoot videos of your home listing to do flyovers of backyards, gardens, or pools. 

360 Photos

360 photos offer a more interactive feels by providing a complete view of a room seen from all angles as oppose to one. 360 photos are interactive as the user can pivot their smart phone to view the entire room. These types of photos add richness to your listings. You can obtain high quality 360 photos of your listings fairly easily by purchasing a 360 camera, such as this one. 

Video 

Try to incorporate some testimonials and commentary in your virtual tours. Ask the sellers why they loved living in their house and share it with prospective customers through video. Their best experiences in the home are some of your best-selling points. Give a full video walkthrough of the home. Be sure to shoot video of all rooms, closets, garage, and of course don’t forget the backyard!
